The Fairfield Hills campus is owned by the Town of Newtown, Connecticut. Campus redevelopment is ongoing and offers opportunities for private and municipal uses. The location, immediately off Exit 11 of I-84 between CT Routes 25 and 34, provides easy access for businesses and residents alike. The Town of Newtown, Fairfield County, Connecticut acquired the former Fairfield Hills Hospital property from the State of Connecticut in 2004. A comprehensive reuse vision for the property was presented in the Fairfield Hills Master Plan. The Town of Newtown established the Fairfield Hills Authority, a municipal development agency, to implement the Master Plan.

Working closely with local, state and regional organizations, the Fairfield Hills Authority promotes economic development options and programs by:

- furnishing a listing of existing and proposed commercial real estate opportunities on the campus assisting commercial real estate professionals by providing material and property tours to businesses interested in locating to the campus organizing outreach activities with lead Town officials and businesses to technology firms, headquarter operations, small and minority-owned business
- enterprises, international firms, and associations
- serving as a liaison between the Town, business, and the community to address regulatory concerns
- providing information about comparative market data on Newtown and Fairfield County

On June 7, 2001, the voters at a Town Meeting approved the purchase of the former Fairfield Hills Hospital from the State of Connecticut. A major portion of the land on the 185-acre Fairfield Hills campus has been reserved for municipal and cultural use, as well as passive and active recreational use. The campus is open daily for the public to enjoy during daylight hours. Hiking trails are available for public use and the various playing fields are managed by the Newtown Parks and Recreation Department.
A comprehensive reuse vision for the property is presented in the Fairfield Hills Master Plan. A select number of existing buildings and land parcels have been designated for private commercial purposes. A number of commercial uses including retail, offices, restaurants, banks, sports, cultural activities and business services will provide the community with a vibrant multipurpose campus.

The Fairfield Hills Authority is responsible for negotiating with private entities who are interested in leasing a building for commercial purposes upon the campus. In addition to selected buildings for reuse, areas for redevelopment are available.
